Our office staff consists of a Broker-In-Charge and 4 full time employees specially trained in rental management. Our staff is very knowledgeable about maintenance, emergencies, collections, court proceedings, legal issues and accounting. The owner of our company is Rebecca Hall who has served as past Treasurer and Director of the Multiple Listing Services of the Wilmington Regional Association of Realtors.

We have a steady flow of prospective tenants which allows us to be selective and maintain a high occupancy level. Wilmington Realty has been serving the area since 1985 and is a member of the Wilmington Chamber of Commerce and the Wilmington Regional Association of Realtors.

1. Advertise property when vacant
2. Run full credit reports, income verifications and rental references through Rent Grow on each prospective tenant before lease approval
3. Execute lease with tenant and secure first month's rent and security deposit of equal value
4. Collect rents, late charges and other miscellaneous charges from tenant (late charges and NSF charges to go to agent)
5. Pay all general expenses associated with the property
6. Mail owner check for net income after expenses each month, along with income statement, accounts receivable report and copies of all invoices paid
7. Handle collections, Summary Ejections (evictions) and Complaints for Monies Owed in Small Claims
8. Handle all repairs, preparation for re-rent, i.e.: cleaning, painting & small repairs
9. Provide 24 hour emergency paging service for tenants
10. Address tenant complaints and lease situations
11. Inspect property each time a tenant vacates and handle security deposit deductions, itemizations and refunds
12. Maintain property in good condition and advise owner of any needed maintenance or deficiencies
13. Handle lease renewals and rent increases (annual review with tenant)
14. Provide year-end tax statements
15. Provide Employee Dishonesty insurance to extent of protecting owner for escrowed balances including rents and security deposits, and Workers' Compensation and General Liability insurance on employees of Wilmington Realty
